Real estate debt has turned into one of the more attractive private credit strategies of the current cycle. U.S. commercial mortgage debt outstanding was about $4.9 trillion as of 2Q 2025, and total CRE mortgage originations were up 47% year-to-date through 3Q 2025 (Principal Real Estate, citing MBA data, January 2026). CRE debt funds picked up a record 14% of total lending in the first half of 2025 — well above the post-2008 average of about 9% — as banks kept rationalizing their commercial real estate exposure. Property values have already reset about 20% from the peak, which puts new-vintage loans on already-repriced collateral.
We run a dedicated real estate debt practice inside our broader alternative credit search platform. The market is in the early innings of a recovery cycle, and the investor base is expanding.
We place senior people who originate, underwrite, structure, or invest in loans secured by commercial real estate. They get evaluated on how well they know the property types (office, industrial, multifamily, retail, hospitality, data center, medical, lodging), the loan products (fixed versus floating, construction, bridge, permanent, mezzanine, preferred equity), the underwriting metrics (LTV, DSCR, debt yield, stress cases), and the relationships — with sponsors, brokers, and special servicers.
The cycle matters. New origination is being done on reset valuations with conservative structures. Legacy portfolios are still working through losses. Professionals who can both originate fresh and run workouts on legacy books are in the highest demand.
We also cover single-family rental credit, non-QM and jumbo RMBS (the residential side), and real estate equity where talent overlaps.
We know the product. CRE debt has its own language — LTV, DSCR, debt yield, senior-mezz, CMBS bond structures, CRE CLO reinvestment mechanics, property-specific underwriting.
Deep relationships. Our network runs through CRE debt funds, insurance companies, banks, and mortgage REITs.
Cross-product context. Real estate debt overlaps with securitized products (CMBS, CRE CLOs), ABF (data center, SFR), and private credit.
Pace. CRE debt hiring windows are short, especially around desk build-outs and fund launches.
Why is CRE debt attractive in the current cycle? Property values have already reset about 20% from peak. That lets new loans get written at conservative LTVs on already-repriced collateral. The cycle has entered recovery — REIT valuations are off their 2023 lows, transaction volumes were up 17% year-over-year through 3Q 2025, and there’s a wall of maturities (about $2.1 trillion over the next three years) that creates durable refinancing demand. 73% of 2025 CMBS conduit maturities paid off at or before maturity (Principal Real Estate, 2026). Open-ended CRE debt funds returned 6.1% net over the trailing four quarters — with lower volatility than private corporate credit or private equity.
What’s hiring most right now? Senior CRE origination, transitional/bridge lending, and CRE CLO issuance platforms. MBA forecasts CRE originations up another 27% in 2026 to about $805 billion, with core CRE up 34% and multifamily up 21%. Data center and specialty CRE — tied to the AI capex cycle — are the fastest-growing areas.
Can you build an entire CRE debt platform? Yes — platform head through origination, underwriting, capital markets, asset management, and workout.
How do you source candidates? Relationships, not databases. The best CRE debt professionals are tightly networked.
Whether you’re launching a new CRE debt fund, adding a senior originator, building a CRE CLO platform, or staffing a special servicing team, we can help.
